Buying Your First Home on the Grand Strand: The Steps

A plain-English guide from Tamatha Lewis, CENTURY 21 Palms Realty.

01

Where do I start?

Start with two conversations: one with a lender about what you can borrow and what a monthly payment looks like, and one with an agent about what you want. The first sets your range, the second sets your list.

02

How do I choose an area?

List what matters: distance to the beach, commute, lot size, community fees and the feel of the neighborhood. Beach towns and inland towns trade these differently, so it helps to see a few of each.

03

What happens after I find a home?

Your agent helps you write an offer. If the seller accepts, you move into a due-diligence period with inspections, the loan process and insurance quotes, which can include flood coverage.

04

Who handles the closing?

In South Carolina, closings are handled with an attorney. Your agent coordinates timing, and the attorney’s office handles the legal paperwork and funds.

05

What should I budget for beyond the price?

Allow for closing costs, inspections, insurance, property taxes and, where they apply, association fees. A lender and your agent can help you see the full picture.
